Protecting the Flat Roof on Your Building With Roof Coating Services

Blog

Getting the most life out of your roof is essential, and considering the cost of a full roof replacement, it is critical to protect the roof. Flat roofs that are common on commercial buildings and some older homes are particularly susceptible to damage from pooling water and roof leaks, so proper maintenance is critical.

Roof Maintenance

Any time you have a flat roof or a roof with a very shallow pitch to it, maintenance of the roof becomes critical to making the roof last. Even a small amount of damage on the roofing material can allow water to seep under the roofing and cause rot, mold, and other damage.

Keeping the roof clean and free of debris is the best way to avoid a problem, and inspecting the surface for damage should be a regular part of your roof maintenance. If you notice damage to the roof, it is essential to have a roofing contractor come and apply some roof coating over the damaged area. The coating will help prevent any further damage and stop any water from entering the roof.

Yearly Roof Coating

Every year the roof of your building should have a roof coating applied to protect the membrane or material on the roof. The roofer doing the work will check the entire roof for damage and repair any spots that need it before the roof coating is applied to the roof.

Once the roof is clean, and the repairs are made, the roof coating is spread evenly over the roof's surface. Large brushes or squeegees are used to spread the coating out and fill in any cracks in the roofing. Depending on the type of roof coating used, it can take several hours or several days for the coating to cure, and for you to be able to walk on the roof.

Roof Coatings

If you have an asphalt material on the roof, the sealer will often be petroleum or asphalt-based sealer that looks a lot like tar. The material may need to be applied to the roof hot and can be challenging to work with unless you have the right tools.

Polyethylene based sealers are more common with modern roofs, and these sealers can go on cold over a rubber or vinyl roof membrane. The polyethylene based roof coatings are also available in colors so you can keep the color scheme of the building intact.

Talk to your roofer about the best roof coating for your building, and be sure to ask if there is anything you need to do after it is installed to maintain the roof correctly.
