After your commercial roof has experienced, rain, snow, storms, and other forms of inclement weather, it may begin to sag. This can not only look bad for your business but can also be a sign that you may need to hire a commercial re-roofing contractor to restore your roof to normal.

1. Your Saggy Roof

The water left behind by precipitation will remain until there is a sunny day to allow the water to evaporate. If the roof remains wet for an extended period of time, it can become saggy. If the roof is sagging, this can lead to water leakage problems that can cause additional damage to your building and can also negatively impact your business.

For example, the last thing you want is for a roof to leak, and for water to drip on customers. Even worse is if the structural integrity of the roof is compromised and the roof may potentially collapse.

2. How to Identify a Saggy Roof 

You might notice soft and spongy sections of your roof. This is a sign that moisture may have breached the shingles and caused water damage. There may be other signs as well such as blisters and a musty smell. When there is a sagging roof or a drooping roofline, this is a sign that the rafters, sheathing, or joists have become compromised. In some cases, you may be able to simply replace the areas that have become compromised. In other cases, your entire roof may need to be replaced.

3. Damaged Metal Roofs

If you have a metal roof, you may experience other warning signs. For example, you may see wear and tear on the metal edges, damage to the metal sheets, and missing joint fasteners. You will want this to be addressed by a professional roofer as soon as possible.

4. Saggy Roof Prevention

To prevent your roof from becoming saggy in the future, there might be changes you could make to improve the drainage of your roof. You may have had a gutter system that was not functioning properly or you may have had a drain hole in the roof that was not functioning due to the roof not sloping well enough.

Even when you take good care of your roof, the age of the roof may eventually make it necessary to perform a repair. This is based on the roofing material and the opinion of your roofer.
