How Do You Know Your Metal Roof Needs Replacement?

It's pretty easy to tell when a shingle roof needs to be replaced. Shingles end up falling on the ground. You may notice granules in the gutters or see lifted shingle edges along the side of the roof. But what about metal roofing? Since there are no granules to consider and metal roofs don't lift up like shingles, how do you tell whether a metal roof needs replacement? Here are the key signs to watch out for.

Age

Metal roofs are fairly long-lived. They can last anywhere from 40 to 70 years, depending on the exact metal and structure used. So, if your metal roof is nearing this age, it's a good idea to have a roofer come out and look it over. They'll tell you whether the roof needs replacement soon, or whether it can last a few more years.

Rust

Most metal roofs these days are made from galvanized steel. The galvanization forms a barrier between the steel and the outdoors, preventing rust. Eventually, however, the galvanized layer will wear off, which will leave the metal roof prone to rust. Every so often, climb up on a ladder and take a closer look at the roof. If you are starting to see spots of rust, then you'll need to replace your metal roof soon.

Moisture in the Attic

Venture up into your attic, and pay attention to how the space feels. Does it feel excessively moist or humid? Do you notice other signs of humidity, such as streaks on the beams or beads of moisture on surfaces? This moisture may be a sign that the metal roof is starting to leak somewhere. Or, it may mean the roof vents are no longer working, which could be another indication the roof is due for replacement.

Detached Fasteners

If you see any popped-up metal pieces around the chimney, vents, and other roof protrusions, this can also be a sign the roof is on its way out. These pieces of metal often pop up when the main roofing panels are starting to break down and let the fasteners pop out. Your roofer may be able to make some repairs, but you should at least let them weigh in as to whether or not a roof replacement would be best.

Keep an eye out for the above signs that your metal roof is due for roof replacement. When in doubt, call your roofer.
